Pic: This tiny piece of real estate in Dublin 4 is worth more than most properties in Ireland

Location, location, location.

If you’ve ever been to the Aviva to watch an Ireland match then you probably also had a drink in the nearby Ballsbridge area.

On your travels you may have noticed a small coffee kiosk that’s perfectly located in the junction of Lansdowne Road, Pembroke Road and Northumberland Road.

Then again, you might have never left the bar at all.

This tiny kiosk, which measures just 3.4 square metres, is now up for sale at €200,000.

To put this into perspective, if you were to use the current listings on Daft.ie, the same amount of money would get you a three-floor office block in Waterford city centre , 4 houses in Drumshanbo, Leitrim, or a four-bedroom detached house in Kiltimagh, Mayo… with €25,000 to spare.

Given its location, this Dublin kiosk might be a decent investment for some, but JOE will need something much stronger than coffee before making a bid.
