Weekly rent for new Point Village student accommodation sums up the rental crisis

The new 966-bed accommodation is located beside The Point Luas stop.

A new development set to help out students who are desperately seeking digs ahead of the academic year will officially open on Friday of this week.

The Tramshed, the first phase of Dublin’s newest state-of-the-art student accommodation development, is located right next to the 3Arena and boasts 367 beds in its mammoth structure.

The whole development – set to be finished by the end of the year – will bring the capacity of the whole complex, The Woodworks, to that of 966 beds – aimed at students set to begin the academic year in Trinity College, a mere 23 minutes walk away.

The Tramshed boasts 15 different room types, all of which include en-suites and double beds.

Prices range from either €9,200 for a 40-week lease / €11,220 for a 51-week lease for their ‘Classic’ option (which start from 12.2sqm), to €18,360 over a 51-week lease for their ‘Penthouse Premium Studio’ (27sqm).

The former would equate to €230 per week or €920 per month, with no deposit required. The latter would equate to €360 per week or €1440 per month.

There is an option of a 40-week or 51-week contract for some rooms and all bills are included in the rental price.

What’s even more surprising is that both the ‘Classic’ rooms and the ‘Penthouse Premium Studios’ are currently sold out.

All 367 new bedroom units – which have been fitted and equipped with the highest standards – will be available to rent from 1 September.

The complex was built by Host, a student accommodation company that is part of the O’Flynn Group.

Those who rent the property will have full access to on-site amenities including an onsite gym and ‘fitness suites’, a cinema room, a gaming pod, roof terraces, a courtyard, study areas, a lecture theatre and quiet study space, chill out zones and a laundry room.

Also provided is free access to 100mb Wi-Fi.

The Tramyard is also heavily staffed on a 24-hour basis, with CCTV electronic access control for added security, as well as a member of staff on site at all times.

A number of payment options are available for each room, with full-year payments, instalment plans and monthly rates all on offer to prospective students.

Monthly prices range from €920 – €1,800, with a €250 rental discount or cashback offer for anyone who recommends a friend.

Both the Tramshed and The Woodworks does not take any deposits but all options require €300 to be paid upon booking. The payment you make upon booking is an advanced payment and is offset against your first or only instalment of rent.

For those looking to share rooms, Double Occupancy rooms are available on request.
